01 · Research properties and ownership
Every party named on a recorded deed or mortgage, searchable by name and by lot, with the document one click away.
Company and owner pages group records by matching names across sources. A grouping is not a legal determination of common ownership or control — the individual record is the source of truth.
02 · Review transactions and financing
Examine deeds, mortgages, transaction history, financing records, and offering plans. The recorded history of a parcel — deeds, parties, dates, and consideration — is arranged so you can see how a building changed hands and how long each owner held it.
03 · Housing and enforcement
Review available HPD Housing Maintenance Code violations, complaints, registrations, litigation and enforcement indicators alongside recorded ownership, financing, transaction, and construction activity.
HPD inspected and issued a notice of violation. The record carries its class, the violation description, the apartment or story, the date it was issued, the date it must be certified by, and whether it is open or closed.
Agency recordSomeone reported a condition. A complaint is not a finding, and it may never become a violation. Complaints carry their own problem records and are listed separately — never merged into a violation count.

Search a property, review recorded ownership and recent transactions, then examine open Housing Maintenance Code violations and enforcement patterns before acquisition, refinancing, renovation, or compliance work.
Every figure carries the source it came from and the date that source runs through.
Records matched across sources — including HPD registrations and registered contacts — may not establish beneficial ownership or common control. A registered contact is a party filed with the agency, not a determination of who owns the building.

Link ownership and transaction records with DOB filings, construction activity, asbestos filings, violations, and related properties. Ownership tells you who; filings tell you what — and a quiet-looking building with three open jobs stops looking quiet.
Portfolio counts are the result of name matching, not a judgment about who ultimately owns what. Open the records behind a count and check them before relying on it.
